Choose between an apartment, townhouse and villa

Start with the way you expect to use the property. Compare apartment layouts, outdoor space, the number of rooms and the building or community setting. An apartment in JVC, a waterfront residence in Dubai Maritime City and a townhouse in Academic City involve different travel patterns and property features. Ask for the exact development and available unit before comparing price sheets.

Understand the payment plan in currency and time

Review the current cost sheet in AED and the dates on which payments fall due. Separate the booking amount, construction instalments and completion balance. Ask for applicable purchase charges, recurring charges and what the developer confirms as included. If you are budgeting in INR, account for exchange-rate changes and discuss the transfer arrangements with your bank or relevant adviser.

Check area definitions and furnishing inclusions

Do not compare one home's internal area with another home's total area without checking the measurement basis. Request balcony and total-area figures where available. A brochure image can illustrate a furnishing concept; the unit documents and Sale and Purchase Agreement should establish what is actually included in the purchase.

Explore three distinct Dubai locations

For Greenz, review the Academic City setting and your road approach near Dubai Silicon Oasis. For Serenz, assess JVC access and the apartment layouts that fit your routine. For Shahrukhz Residences, confirm that the documents refer to the residential project in Dubai Maritime City, rather than the separately named commercial tower on Sheikh Zayed Road. Use a viewing to understand the specific address.

Plan an enquiry from India or the UAE

Share your preferred property type, budget in AED, expected buying timeline and whether you want an in-person or virtual discussion. Ask for a dated quotation, the current payment schedule and the available floor plan. Review booking terms and the relevant official project records before payment. Ownership, residency eligibility, financing, taxes and remittances require separate checks; an advertised project benefit is not an unconditional entitlement.
